Calculator notice: These are simple estimates from the numbers you enter. They are not an appraisal, an offer to buy, a loan quote, or legal or tax advice. Check repairs, values and payoffs on every deal, and talk to your own attorney about contracts, assignments and disclosures.
§ 02 — How the math works

Three numbers, in order.

Max offerARV × buyer's % − repairs. Many cash buyers use a figure between 65% and 75%; check what your buyers actually pay.
Contract priceMax offer minus your fee. Go higher and the buyer's numbers stop working.
Seller netContract price minus closing costs and everything owed. Below zero, the numbers do not work at that price.
