Frequently asked questions.
Plain answers about selling a house to us and about working with us as an investor or deal partner. Your situation and contract are your own, so please review the written terms and speak with your own attorney or agent.
Selling a house to us
How does selling a house to Leverage Consulting work?
You tell us about the property using the form on our Sell a House page. If it fits what we buy, we review it and may make a written offer. You decide whether to accept. Sending the form is an inquiry only and does not obligate you or us.
Do I need to make repairs or clean the house?
No. We buy houses as-is, so you do not need to make repairs, clean, or hold showings. Our offer takes the property’s condition into account.
How do you set your offer?
We start with what we estimate the property may be worth after repairs (the after-repair value, or ARV), then subtract estimated repairs and our costs. We do not guarantee any price, and our offer may be lower than a retail sale.
How long does closing take?
Closing typically takes a few weeks, but timing is not promised. It depends on the contract, the title company, and the property. If you need a particular date, tell us early and we will say whether it may be possible.
Who pays closing costs?
It depends on the purchase contract. Whatever the arrangement is, it will be written in the contract before you sign, so you can review it.
Can I back out after signing?
That depends on the terms of the contract you sign. Please read it carefully, and consider having your own attorney review it before you sign.
Do you use a title or escrow company?
Yes. We close through a licensed Arizona title and escrow company, which handles the paperwork and funds at closing.
May you assign the contract to another buyer?
Yes, we may. Leverage Consulting LLC may assign its purchase contract to another buyer instead of closing itself. Under A.R.S. § 44-5101, we give you a written disclosure before you sign. You can read it on our Disclosures page.
Are you a real estate agent?
No. We buy as principals, not as your agent. Our principal, Brendon Austin Luke, is a licensed Arizona real estate salesperson with Nicholas Andrews, Inc., and acts for himself and the company, not as your agent. You are welcome to hire your own agent or attorney.
Investors and deal partners
Is the deal review really free?
Yes. We do not charge fees for our advice or for reviewing a deal.
How do partnerships work?
Deal by deal, on written terms agreed in advance. We do not promise returns, and we do not offer investments to the public.
Do you arrange or broker loans?
No. We do not arrange, broker, or find loans for anyone, and nothing on this site is an offer of credit.
How do I join your buyer list?
Fill out the form on our deal calculator page. We use it to keep you posted on properties that may fit what you buy.
What areas do you work in?
Maricopa County, Arizona.
What are the calculators on your site?
They are free tools for flips, rentals, and assignments, found in our Resources hub. They give estimates only and are not advice. Check your own numbers and speak with your own professionals.
Please note: These answers are general information, not legal, tax, or financial advice. Leverage Consulting LLC does not arrange, broker, or find loans. Estimates from our calculators are not guarantees.
