Arizona wholesale disclosure: In Arizona, a buyer who signs a purchase contract intending to assign it or resell before closing must tell the seller in writing that they hold only an equitable interest and may assign or resell (A.R.S. § 44-5101). See our Disclosures page, and ask your own attorney what applies to your deal.

§ 01b — Assignment or double close?

The trade-offs, plainly.

Assignment: one closing and lower costs. Your fee shows on the settlement statement, and the end buyer steps into your contract with the seller.
Double close: two closings. You buy, then resell, often the same day. More cost and more paperwork, and you need funds for the first closing.
Either way: check that your contract allows it, that title and escrow will handle it, and that the seller got the written disclosure Arizona requires.
§ 02 — How the math works

Two ways to get paid.

Assignment net = assignment fee − your title / escrow costs
End buyer pays (assignment) = your contract price + assignment fee
Gross spread (double close) = end buyer's price − your contract price
Double-close net = gross spread − your double-close costs
Difference = assignment net − double-close net
Break-even price = contract price + double-close costs + assignment net
