§ 02 — How the math works

From rent to cash flow.

Collected rent = monthly rent × 12 × (1 − vacancy %)
Operating expenses = taxes + insurance + HOA × 12 + management % of collected rent + repairs/capex % of rent
NOI (net operating income) = collected rent − operating expenses
All-in cost = price + buy closing costs + rehab
Cap rate = yearly NOI ÷ all-in cost
Refinance loan = ARV × loan-to-value %
Loan payment = standard fully amortizing principal and interest payment on the refinance loan
Monthly cash flow = NOI ÷ 12 − loan payment
Cash left in the deal = all-in cost + refinance closing costs − refinance loan
Cash-on-cash = yearly cash flow ÷ cash left in the deal
